Planning & Zoning

The Planning and Zoning Department is responsible for the administration and enforcement of the Township's Land Use & Development Ordinance (Chapter 203 of the Code of the Township of Hamilton). The Land Use & Development Ordinance was adopted by the Township in 1983 and subsequently certified as being consistent with the Pinelands Comprehensive Management Plan by the New Jersey Pinelands Commission. The ordinance sets forth all of the Townships rules and regulations governing; zoning requirements, subdivision and site plan standards, administrative procedures and fees, design standards and enforcement penalties.

The Department is divided into three agencies; Planning Board, Zoning Board of Adjustment and Zoning Enforcement. 

The Planning and Zoning Department is open during regular business hours at Town Hall (Monday through Friday 8:30 AM to 4:30 PM).

Homeowners, businesspersons and contractors are advised to consult with the Zoning Officer before beginning any type of construction including, but not limited to, new structures, expansion of existing structures and installation of fences or signs. The Zoning Officer should also be contacted prior to starting any alterations or expansion of an existing business or opening of a new business. Most construction activity requires a Zoning Permit in addition to construction permits prior to commencement of work on a project.

The Zoning Officer serves a dual role in the implementation of the Township’s zoning regulations. The Zoning Officer reviews all development applications for compliance with the use, area and bulk requirements of the Land Use & Development Ordinance (or as stipulated by an approval of the Planning Board or Zoning Board of Adjustment). The Zoning Officer is also responsible for the investigation and resolution of zoning violations.
